How Much Does It Cost to Finish a Basement?

Finishing your basement is one of the most practical ways to create additional living space without building an addition or moving to a larger home. A professionally finished basement can become a family room, home office, guest suite, playroom, entertainment space, home gym or a combination of several functional areas.

At Wright & Son Construction, we understand that cost is one of the first considerations homeowners have when planning a basement remodeling project. Although every basement is different, the estimates below can help you establish a realistic starting budget.

Starting Budgets

The following estimates are based on a basement containing approximately 1,000 square feet of finishable space.

Starting at
$40,000 per 1,000 sq. ft.

Basic-Level Basement Finish

A basic basement finish is designed to turn an unfinished lower level into a comfortable, clean and functional living space.

This level is a practical option for homeowners who want a family room, recreation area, playroom or flexible living space without extensive custom features.

A typical basic-level project may include:

Add On: 3/4 Bath (8′ x 5′) – $20K+
Add On: Wet Bar/Beverage Center – $22K+

Starting at
$50,000 per 1,000 sq. ft.

Mid-Level Basement Finish

A mid-level basement finish provides greater flexibility, upgraded materials and a more detailed floor plan.

This option works well for homeowners who want the basement to feel like a natural extension of the main living areas rather than a separate lower-level space.

Depending on the design, a mid-level project may include:

Add On: 3/4 Bath (8′ x 5′) – $25K+
Add On: Wet Bar/Beverage Center – $25K+

Starting at
$60,000 per 1,000 sq. ft.

High-Level Basement Finish

A high-level basement remodel is designed for homeowners seeking a more customized living and entertainment environment with premium finishes and specialized features.

The final cost will depend on the complexity of the layout, the materials selected and any additional plumbing, electrical or structural work required.

A high-level project may include:

Add On: 3/4 Bath (8′ x 5′) –  $34K+
Add On: Wet Bar/Beverage Center – $35K+

NOTE: The figures shown are general starting estimates for planning purposes, not fixed quotations.

Every basement must be assessed individually. Final pricing will reflect the existing condition of the space, the project design, local building requirements, product selections and the amount of plumbing, electrical or structural work required.

If a wet bar or bathroom are desired, make sure to add the build-out costs to the bath & bar.

After learning more about your goals and inspecting the basement, Wright & Son Construction can prepare a detailed estimate based on the actual scope of your project.

Popular Basement Upgrades

Certain features require plumbing, cabinetry, appliances or specialized construction and are generally priced separately from the base basement build-out.

Basement Bathroom

Adding a three-quarter bathroom with a toilet, vanity and shower can make a basement significantly more convenient, especially when the space includes a bedroom, guest suite or entertainment area.

The cost of a basement bathroom depends on:

  • Whether plumbing has already been roughed in
  • The location of existing drain and water lines
  • Shower size and design
  • Tile selections
  • Vanity and countertop materials
  • Plumbing fixtures
  • Ventilation requirements
  • Whether concrete must be removed for new plumbing

Bathrooms located near existing plumbing typically cost less than bathrooms requiring extensive underground drain work.

Basement Bedroom

Creating a legal basement bedroom may require more than adding walls, flooring and a door. Depending on local building requirements and the existing basement configuration, the room may also need:

  • An approved egress window
  • A properly sized window opening
  • A window well
  • Smoke and carbon monoxide detectors
  • Adequate ceiling height
  • Heating and ventilation
  • Code-compliant electrical work

Any required egress window or structural opening should be included as a separate item in the project estimate.

Wet Bar or Beverage Center

A basement wet bar can range from a simple beverage station to a fully customized entertainment area.

A basic beverage center may include:

  • Base or wall cabinets
  • A countertop
  • A small refrigerator
  • Open shelving
  • Electrical outlets

More elaborate wet bars may include:

  • An island or peninsula
  • Bar seating
  • A sink
  • Custom cabinetry
  • Stone countertops
  • Beverage refrigerators
  • Wine storage
  • Multiple appliances
  • Decorative lighting
  • Premium finishes

Because wet bars vary considerably in size and design, an accurate estimate can usually be prepared after the layout, cabinetry and appliances have been selected.

What Factors Affect Basement Finishing Costs?

Basement Size

A larger basement generally requires more materials and labor. However, smaller basements do not always have a proportionately lower cost because every project still involves planning, mobilization, electrical work, HVAC adjustments and other fixed expenses.

As a result, the cost per square foot may be slightly higher for a basement measuring significantly less than 1,000 square feet.

Number of Rooms

An open recreation room is usually less expensive than a basement divided into several bedrooms, offices, closets and hallways. Additional rooms require more framing, drywall, doors, trim, wiring and labor.

Flooring Selection

Carpet and standard luxury vinyl plank are commonly used in basements. Premium vinyl, engineered flooring, tile and other specialty materials can increase the overall cost.

Finishing Materials

Doors, trim, cabinetry, countertops, plumbing fixtures, tile and hardware are available at many price levels. The products selected will have a significant effect on the final project investment.

Custom Features

Built-in shelving, entertainment centers, bars, fireplaces, theater rooms and detailed finish carpentry add character and function, but they also require additional design, materials and skilled labor.

Electrical and Lighting Plans

A simple lighting layout will cost less than a basement with extensive recessed lighting, decorative fixtures, additional circuits, home theater wiring or numerous outlets.

Existing Basement Conditions

Before finishing begins, the basement may require repairs or improvements involving:

  • Moisture intrusion
  • Foundation cracks
  • Uneven concrete
  • Low ceilings
  • Exposed mechanical equipment
  • Plumbing placement
  • Electrical panels
  • Support posts
  • Ductwork
  • Insulation
Plumbing Requirements

Bathrooms, sinks, bars and laundry areas require access to supply and drain lines. Plumbing costs may increase when concrete must be removed or when fixtures are located far from the home’s existing plumbing system.
